The homes you would expect to find for sale in the Millbrook neighborhood are generally going to range between 3,600-5,200 square feet and the price range for homes is $750,000- $950,000. There  are a total of 86 homes in this community that was built starting in 1988-1994.  The homes are situated on 3/4 to 1 acre lots and on many cul-de-sacs. The homes have side entrance 3 car garages and many also have brick fronts which add to the grand appearance.  They all have public water and public sewers.  This community is located between New Village Road and Village Road E. It’s not uncommon to see neighborhood kids playing the streets of this quaint little oasis in the suburbs during the summer.

It’s  a short trip to shopping and the train station from the Millbrook neighborhood. It’s near to The Village Elementary School and Grover Middle School. The special summer attraction is the West Windsor Water Works Family Aquatic Center.  In addition to the West Windsor Community Park, there’s a public golf course, Mercer Oaks, across from the development on New Village Road.  You are also very close to Mercer County Park with its soccer, baseball & basketball fields, ice skating rinks, picnic areas and its very own lake named Mercer Lake with its crew team of rowers.

wash oak homeWashington Oaks is a mixture of townhouses, condos and single family homes built starting in 1993-2000.  The majority of the units are townhouses. There are 32 single family on 1/4 acre lots with the homes ranging in size from 2800-3500 sq ft. They are 4 bedrooms, 2 car garages and basement colonial homes ranging in prices from $850,000- $1.1 million.  The majority of the units (160 in total) are townhouses which were  built in two phases due to a break in construction. They have visual differences along with what was included in the models for sale.  The sizes range from 1800-2400 sq ft with 2-4 bedrooms with prices starting at $500,000 and up to $625,000  They all have a 1 car garage and a basement.  There are 45 condos with 2 bedrooms and 2 baths with prices in the low $400’s.   They are 1200-1600 sq ft and do not have garages. A limited # have basements, however, most do not.  Also, some of these have a loft  with stairs leading up to a second level.

Washington Oaks offers tennis courts and playgrounds.  Your lawn care and snow removal are included in the association fee which is around $250-60/month.

Tip 3: Communicate Through Your Agent
The tip: When you want to ask or tell the seller something, always go through your real estate agent.

Tip 4: Put Everything About the Deal Into Writing
The tip: Get the seller to put every component of the deal and any verbal agreement into writing.

Tip 5: Include Contingencies With Offer
The tip: Include important contingencies, such as financing and property inspections,                with your offer.

Tip 6: Develop a Wish List

Which Neighborhoods Attend Community Park Elementary School

Some of the oldest and most historic homes attend Community Park, i.e. those on Cleveland, Hodge and Library Place. In addition, the area of Paul Robeson Place attend this school. Other developments include Fieldwood (which has a mix of newer townhomes and single family homes) ,The Preserve and the newest townhouses located in the heart of town named The Mews The areas around Cherry Hill Road attend including Fitch, Andrews/Foulet.  The “in-town” areas of Moore, Jefferson, Madison and Park are part of Community Park. What is known as “Tree Streets” located in the heart of “walk-to-town” also attend. Homes that service Community Park are within the widest selection of properties in Princeton.  They range from colonials, large executive homes (mansions), townhouses, condos, twins in addition to the historic Paul Robeson section.  Prices range from $300,000 to upwards of $4 million. There is no typical Community Park property.  Some are 200 years old while others are brand new.  The “Tree Streets” closer to Nassau St are on much smaller size lots.  Some of those are twin homes.  The Tree Streets are older homes (some victorian) on Pine, Chestnut, etc.   Jefferson and Moore have many twin homes in addition to some single family homes. It runs a wide gamut of offerings.

The vast majority of students are bused to Johnson Park since they live more than a mile away.  Here are the neighborhoods that attend Johnson Park:  Russell Estates, Institute Area, Washington Oaks, Ettl Farm, Pond View, Rushbrook, Constitution Hill,  Heatherstone. Also homes along Mercer St,  Pretty Brook Road, Stockton St, Elm , Rosedale, the Great Road attend. However, it’s not a complete list. Check here for which streets attend each elementary school.

What Type of Homes are Within Johnson Park Elementary School

Homes that service Johnson Park are typically larger colonials and estate properties. However, there is a large townhome development called Washington Oaks which has a mix of condos, townhomes and single family homes. Prices in Washington Oaks start at $400k for a 2 bedroom condo and go up to over one million for a  4 bedroom single family home. Many of the other developments that service Johnson Park start at over $1 million and often increase to $3 million and up. You will find many of the homes on 2 acre estates. The largest newer development is Ettl Farm built by Toll Bros around 2000 with 125 homes on 1/2 acre lots. Most of these homes run between $1.3-$1.5 million.  You can also find old historic homes as well.

Welcome to West Windsor NJ real estate market report for March 2014.  During  the month of March 2014 the number of active listings was up 22% from one year earlier and up 31% from the previous month.

Median List vs. Sold Price

The median listing price  for homes for sale in West Windsor was just over$639k. The median sales price was just over $652k.   This is shows the market sales prices is increasing rapidly because the sales price is higher than the list prices. Indeed, we are seeing many homes sell          for well above the asking price due to multiple offers.

Compared to the same period as last year, the average number of days West Windsor NJ homes spent on the market before being sold was up 15% (90 days versus 78 days for the same period one prior).   Part of this could be due to the snowy winter weather.

Homes that service Littlebrook are an eclectic mix of colonials, ranches, split levels, and large executive homes in addition to townhouses.  Prices range from $500,000 to $2 million. Many of the homes were constructed in the 1960s-70s and some have undergone a lot of renovations and additions throughout the years. However, the majority of Littlebrook homes are on 1/ 4 acre lots. However, there are quite a number of newer 5,000 square foot homes ranging from $1.5- $2 million that were built on what is commonly called a “teardown”. You can find many of these homes on one acre lots on Random, Littlebrook and Marion Drive.  Townhomes start at $250k and go up to $550k.

What’s it Like Living in Littlebrook

What Makes Littlebrook Elementary School Special

Littlebrook has an engaged student, parent and teacher relationship with an active PTO (Parent Teacher Organization).  They have an ongoing relationship with local senior citizens, connecting generations with our kindergartners and their Grandpals reading together. The  school also offers family activities with Family Creativity in the Arts evenings and Family Math evenings.  Littlebrook School has a service-learning program. where all grades participate. The students identify a need, work to fill that need, and then write in a journal that follows them through their six years of elementary school. The journal are presented to the student at the end of their fifth grade year as a reminder of the helpful, caring work they’ve done in service to others.  Their giraffe mascot, Ravioli, stands tall in the lobby to remind us all of the importance of sticking our necks out for others by being kind and caring.

East Windsor NJ Real Estate Market Report March 2014

Welcome to East Windsor NJ real estate market report for March 2014. Let’s take a look at   real estate activity in East Windsor NJ. During the month of March 2014 the number of active listings was down 38% from one year earlier and up 11% from the previous month.

The median listing price  for homes for sale in East Windsor was just under $320,000. The median sales price was just over $310,000.   This is a good sign of a strong market when those two numbers are close.

Compared to the same period as last year, the average number of days East Windsor NJ homes spent on the market before being sold was down 32% (80 days versus 117 days for the same period one prior).   Again, this is another clear indicator of a rel estate market recovery.

The number of units sold decreased  57% year over year and decreased 67% month over  month. One key factor is the horrible winter weather East Windsor has experienced. Plus, there’s less # of homes on the market.

 The median listing price for homes for sale       in Princeton was just over $1.25 million.    While the median sales price was just under $1.35 million.   This is a good sign of a strong market when those two numbers are close.

princ march domCompared to the same period as last year, the average number of days Princeton NJ homes spent on the market before being sold was 76 days versus just 39 days for the same period one prior.

The number of units sold increased 100% year over year and decreased 47% month over month. One key factor is the horrible winter weather Princeton has experienced. On the brighter side, homes in the higher price range of $1.750 million and above are experiencing  their fasting times to go under contract in many years.
